AI Disclosure

1. You are interacting with an AI system
Several Shortsale Genie™ tools use generative artificial intelligence to draft documents on your behalf — including the hardship letter generator, AI-assisted BPO estimates, HUD/ALTA line-item completion, lender form reconstructions, offer analyzer, buyer cover letters, closing-timeline explanations, and lender call scripts. Wherever you see the "AI-Assisted" badge or the sparkle icon, the output was produced by an AI model.
2. Applicable laws
This disclosure is provided to comply with, at minimum, the following:
- Colorado AI Act (SB 24-205, effective February 1, 2026) — transparency and consumer-notice requirements for high-risk AI systems.
- California SB 942 — the California AI Transparency Act (effective January 1, 2026) requiring disclosure of AI-generated content.
- Utah Artificial Intelligence Policy Act (SB 149) — obligation to clearly and conspicuously disclose interaction with a generative AI system when a consumer asks.
- EU AI Act (Regulation 2024/1689) — Article 50 transparency obligations for generative AI output and interactions with AI systems.
- FTC Section 5 guidance on AI and deceptive practices.
3. What the AI does — and does not — do
The AI models we use (currently Google Gemini and other providers routed through the Lovable AI Gateway) produce drafts only. They do not have live MLS access, do not verify lender policies against a real-time source, and can — in rare cases — produce inaccurate, outdated, or entirely fabricated facts ("hallucinations"). Every AI output must be reviewed and approved by a licensed real-estate professional, attorney, tax advisor, or HUD-approved housing counselor before it is signed, sent to a lender, submitted to a court, or otherwise relied upon.
4. Not legal, tax, or housing-counseling advice
Nothing produced by our AI is legal, tax, accounting, mortgage, or housing-counseling advice. Shortsale Genie™ is a software platform for licensed professionals; it is not a law firm, a HUD-approved housing counselor, a mortgage originator, or a MARS-covered provider directly engaged with distressed homeowners.
5. Footer stamps on AI documents
Every AI-generated document (letters, forms, statements, scripts) carries a footer identifying it as an AI-generated draft. Do not remove or alter that footer before providing the document to a homeowner, lender, or third party.
6. Human-in-the-loop
You (the licensed agent, negotiator, or professional user) are the human-in-the-loop for every AI output. By using an AI tool inside Shortsale Genie™ you accept responsibility for reviewing, editing, and approving the output before it leaves your workspace.
7. Right to a human alternative
You are never required to use an AI tool. Every AI-generated document type has a manual editing path, and you may draft any letter, form, or statement entirely by hand. Contact privacy@shortsalegenie.com to opt out of AI processing on your account.
8. Data provided to AI models
We redact obvious PII (SSNs, phone, email, dollar amounts) before sending prompts to third-party AI providers. Providers may retain prompts and outputs briefly for abuse-monitoring only, per their published data-use policies. We do not use your data to train third-party foundation models.
