Shortsale Genie™ is a workflow platform sold to licensed real-estate professionals, brokerages, and short-sale negotiators. Distressed homeowners access the platform through their agent’s account — homeowners cannot subscribe directly, and Shortsale Genie™ does not accept payment from a homeowner in default on their mortgage.
The following US states have additional statutes governing anyone paid to assist a homeowner facing foreclosure or short sale. In these states, homeowner self-service accounts on Shortsale Genie™ are not available until we complete state-specific registration or partner with a locally licensed operator. Licensed agents and negotiators in these states are unaffected and may continue to use the platform.
Foreclosure consultants must register with the AG and post a bond; upfront fees from homeowners are prohibited.
Any for-profit foreclosure-consulting service to a Maryland homeowner requires strict compliance with PHIFA and contract-form rules.
