What Shortsale Genie™ is

Shortsale Genie™ is a software platform sold to licensed real-estate professionals, brokerages, negotiators, and attorneys who assist homeowners with short-sale transactions. We provide tools — document collection, file tracking, lender-package generation, and AI-assisted drafting. We are not a lender, not a loan servicer, not a law firm, and not a HUD-approved housing counseling agency.

What Shortsale Genie™ is not

Shortsale Genie™ does not negotiate directly with lenders on behalf of homeowners, does not guarantee any specific outcome (approval, deficiency waiver, deed-in-lieu, forbearance, loan modification, or short-sale acceptance), and does not collect any advance fees from homeowners for loan modifications or foreclosure relief. Any fees paid by a homeowner in a short-sale transaction are paid at closing, from transaction proceeds, and only if a short sale actually closes.

No legal, tax, or credit advice

Shortsale Genie™ does not provide legal, tax, credit, accounting, or housing counseling advice. Documents generated by our AI tools — including hardship letters, short-sale addenda, ALTA settlement statements, and call scripts — are drafts for review by licensed professionals. You should consult a licensed attorney, tax professional, and/or HUD-approved counselor before relying on any output from the platform.

Licensing responsibility

Some U.S. states require a real-estate license, mortgage license, attorney license, or short-sale-negotiator registration to negotiate short sales for compensation. Users of Shortsale Genie™ are solely responsible for holding all required licenses and complying with all state, federal, and local laws in every jurisdiction where they operate. We do not confer, verify, or substitute for any such license.
