Short Sale BPO: How to Prepare for the Lender's Valuation

After the package is submitted, the lender orders its own opinion of value. That number — not your list price and not the buyer's offer — sets the ceiling on what the lender will approve. Preparing for it is the highest-leverage hour in the entire file.

What a BPO is

A broker price opinion is a valuation prepared by a licensed real estate broker or agent rather than a licensed appraiser. It is faster and cheaper than an appraisal, which is why servicers use it. It is usually an exterior or interior drive-by with three recent sold comparables and three active listings, adjusted for condition, size, and location.

Why it often comes in high

The BPO agent may have no interior access, no knowledge of the deferred maintenance, and a set of comparables pulled algorithmically from a radius that ignores school district, highway noise, or a flood-zone line. Left alone, the valuation reflects an average house on that street — not the one you are selling.

Meet the BPO agent at the property

Always attend. Unlock the property, walk it, and hand over a printed packet. This is not influencing an appraisal improperly — you are supplying factual information the valuer is entitled to consider.

What goes in the value packet

Three to six genuinely comparable closed sales with your adjustment reasoning; current competing listings; dated photographs of every defect; written contractor bids for roof, HVAC, plumbing, electrical, foundation, and mold remediation; any inspection report; the MLS history showing days on market and price reductions; and a short cover page stating the as-is value you believe is supported and why.

Repairs are the strongest argument

Opinions about the market move a valuation very little. A written $18,000 roof bid moves it a great deal. Get real bids on contractor letterhead — not estimates you calculated yourself — and total them on a single summary page.

As-is versus as-repaired

Make sure the report is being asked for, and delivered as, an as-is value. A short sale buyer is purchasing the property in its current condition; an as-repaired number compares your offer against a house that does not exist.

Disputing a valuation

If the BPO lands well above the contract price, most servicers allow a value dispute. Send a concise written rebuttal: the specific comparables you believe are inappropriate and why, the comparables you believe are better, the repair bids, and the marketing history demonstrating the property did not sell higher. Ask for a second valuation or an interior inspection.

Valuations expire

BPOs generally go stale in 90 to 120 days. If negotiation drags past that, the lender will order a new one — which means preparing the packet again, and possibly a different result in a moved market. Speed after the valuation is worth real money.
